A brief description of the sustainable operations and maintenance policy/program and/or O+M rating system(s) used:
FIU Facilities Management integrates sustainability into the operation and maintenance of the buildings through the following policies and programs:
Recycling/Waste Diversion
- FIU utilizes a single stream recycling program and employs 6 full-time recyclers.
- Cardboard is separated and there is an onsite cardboard bailer.
- Additional recycling: all light bulbs, electronics, batteries, cartridges, and wood pallets.
- FIU has a surplus property warehouse with the goal of reducing or eliminating the waste of surplus property. The surplus team finds a second life for 99% of retired assets through re-purposing, selling, or recycling.
Green Cleaning
- 90% of cleaning chemicals are EPA certified products.
- All vacuum cleaners have HEPA filtration and carry the CRI Green Label (Carpet and Rug Institute) certification.
Purchasing
- Ceiling tiles, trash receptacles, new carpet, new flooring, trash receptacles, recycling bins, and trash bags all contain recycled content.
- Paint is low VOC.
- Only 100% recycled paper products are used in restrooms.
- Pedestrian lighting is now purchased based on “dark sky” certification.
- All new lighting fixtures are LED.
Water Performance
- Urinals have been converted to ultra-low water use.
- Restroom faucets are being converted to solar power and use timers to limit water flow.
- Carpet extraction equipment and floor scrubbers use 50% less water than previous models. Carpet extractors have dual operating modes (low moisture modes) for further reduction in energy and water usage.
Rainwater Management
- Onsite ponds and lakes collect rainwater which is then used for irrigation.
Energy Performance
- The Facilities Management team’s guidepost to energy performance is “The greenest, cleanest and most renewable energy is the energy you never use.”
