A brief description of the sustainable operations and maintenance policy/program and/or O+M rating system(s) used:
Western currently uses Enviro-Solutions cleaning products which are safer for the workplace and the natural environment. Their products are typically Green Seal certified and sport the Ecologo, an official mark licensed with Environment Canada.
Western’s energy management program consists of the following:
o ASHRAE Level I and II audits
o Feasibility studies for deep energy retrofits
o Annual improvements and repairs on insulation for the steam and condensate systems (high pressure and low pressure)
o Real-time metering of electricity and steam at the building level
o Trend logs of 5-minute interval data for all building-level meters
o Lighting retrofits
o New constructions, renovations and site work subject to Western’s Sustainable Design Guideline, which specifies minimum performance on energy use
o Recommissioning
o Demand management
o Adding controls to fume hoods in research and teaching labs
o Maintenance to HVAC equipment as per manufacturer’s data sheets
o Equipment selection based on life cycle costs, not only capital costs and performance
o Optimizing chilled water distribution system (i.e., removing unnecessary pumps, removing bridges and installing energy valves on each building)
Western’s water management program consists of the following:
o Real-time metering of water demand at the building level
o Trend logs of 5-minute interval data for all building-level meters
o Improvements to booster pump systems (e.g., replace water-cooled pumps)
o Removal of desktop cooling units in labs with recirculating
o New constructions, renovations and site work subject to Western’s Sustainable Design Guideline, which specifies maximum flows (e.g., litres per flush) for all water fixtures
o Replacement of water fixtures with low-flow alternatives
